In 2025 alone, I’ve consulted on projects ranging from full custom estates to high-performance renovations across multiple states, many of them between 3,000–10,000+ square feet. The common thread? The healthiest, most successful projects were not the ones with the biggest budgets. They were the ones where homeowners understood sequencing — from lot testing and architectural strategy to third-party inspections and warranty enforcement. The projects that failed almost always skipped or misunderstood one of these six stages.

I walk you through what really happens behind the scenes, starting with lot selection. I’ve seen families fall in love with land, only to discover expansive soils that limit foundation options or septic issues that change the entire build strategy. That’s not something you want to discover after design begins.
