Revisiting the Integrative Design Process

Revisiting the Integrative Design Process

The green building movement has both benefited and been harmed by the development of green building rating systems. The benefit is that the rating systems have introduced people to the issues of ecological design in easy to grasp pieces. The harm has occurred because people think that green design is about simply adding these pieces to a project; potentially adding cost, inefficiency, and in some cases actually more harm to the environment. Sustainable design requires a different mindset or mental model. This model enables looking at systems in a more complete way. Instead of looking at just the physical elements of the building, the invisible connections between the elements need to be understood. In this episode, Bill Reed of Regenesis discusses how integrative thinking improves the design process to deliver high performing buildings that enrich communities and create healthy environments. Water Conservation in Commercial Buildings

Water Conservation in Commercial Buildings

Most businesses rely on abundant water to operate. Access to uninterrupted water is expected to be as reliable as electricity. While energy conservation programs have become established and have documented cost savings to support them, water costs have remained low and water conservation has not been a major initiative for many companies. Energy conservation is easier to manage at points of use, while water has been more difficult to collect data to provide insights to reduce water consumption. The better we measure water use, the better we are able to manage it and derive the most value from this finite resource. In this episode, Pete Baldwin of Hydro Tech discusses the various opportunities and strategies facility managers and owners can deploy conserve water through advanced cooling tower management and why water is becoming more important for buildings. Green Real Estate & Property Valuation

Green Real Estate & Property Valuation

What is the best way for you to position your building from a valuation standpoint? Are there strategies that designers can use to collaborate better with developers & building owners to improve the market value of high performance buildings? Because these buildings are different, owners have had to change not only how they design, build, and market, but also how they approach financing and construction processes. Otherwise you may pay for green—with certifications, capital improvements, and marketing—and not fully realize the expected market benefits. Moving beyond the value that accrues to owners from rents, operational savings, and market recognition at sale, this guide will help building owners and developers understand the appraisal process and how green, high performance characteristics and data can be used by appraisers to help fully maximize valuation. Through educated realtors and appraisers in the commercial & residential markets, this can be achieved in most markets in the US. REthink39 is devoted to lowering the 39% of U.S. energy consumption attributed to the built environment and believes they can be part of a solution with every transaction closed. Craig Foley is the founder of Sustainable Real Estate Consulting Services, a LEED Green Associate and chief sustainability officer for LAER Realty Partners. Craig’s combination of real estate and energy management skills give him a unique perspective about sustainable energy solutions and subject matter expertise on greening the MLS and high-performance home valuation and marketing. In this episode, Craig explains why its important to know your building appraiser and collaborate on green building practices to drive real estate value. Untapped Potential: Commercial Incentives (Part II)

Untapped Potential: Commercial Incentives (Part II)

Most utilities have funds that are available for owners/developers to help offset the first cost premium of energy efficiency projects, while maximizing long-term operational savings. To encourage energy efficiency, governments, utilities and other organizations offer energy efficiency and other financial incentives to make energy efficiency more accessible for today’s homes and businesses. Often these are not capitalized and are missed opportunities; especially for those projects already designing energy efficient buildings as a base standard; leaving tens of thousands of dollars on the table. JEC Energy Solutions help small municipalities, Independent School Districts (ISDs) and rural assets and other large commercial project owners capture these funds in markets that provide these financial incentives. In addition to energy conservation methods and systems, Carlos is helping to develop of solar lighting units for parks, pathways and street applications. In this episode, we discuss the various opportunities and strategies design teams and owners can use to make efficiency projects work without breaking the bank. Educating the Next Generation of Sustainability Professionals

Educating the Next Generation of Sustainability Professionals

To successfully meet the challenges of today's business world, organizations and universities play a huge role in educating the next generation of sustainability leaders. In the AEC industry this is critical to tackling design issues towards more energy efficient and resilient buildings. Betsy DelMonte of Cameron MacAllister brings her devoted interest and experience in making a more sustainable and resilient built environment to help design-oriented firms discover and achieve their goals in these areas, and to help them integrate sustainable thinking more fully into their culture, organization and work. She also teaches graduate courses in sustainable design and development at the Lyle School of Engineering at SMU. In this episode Betsy discusses how sustainability education is transforming and adding value to emerging professionals to help them appreciate the environment while positively impacting their industries.
